Do you inspect the roof?

All inspectors are required to inspect the roof; however, the inspector has a choice of inspecting it from the ground or by walking on it. The report has to state HOW they inspected it.

If I can walk on the roof, I will inspect it by walking on it. It is very difficult to note things such as deteriorated flashing, exposed nail heads, hail damage, etc., without walking on it, even with binoculars as you can only see so much of the roof from the ground.

Why should I hire you instead of someone else?

When you decide you want to buy a home, that decision is often made on how you feel when you walk through the home and if you can visualize yourself living there. You are not alone. Everyone desires a place where they and their family can feel safe and secure and if you like to entertain, you are proud to show off your new home.

I understand this. The last thing you probably want is to be living in your home only to find multiple things wrong that are not covered under a warranty and you have to pay out hundreds or thousands of dollars to fix them. So my goal is to validate your choice of a home and at the same time, ensure you will not be blindsided and end up feeling like you are part of the movie "Money Pit" with Tom Hanks.

Before I inspect your home, I listen to what you have to say about any special concerns, especially related to health. For example, if someone in your family deals with asthma, I will pay extra attention to anything I can find that will exacerbate the condition, such as excess moisture in areas around the house that could potentially lead to mold and mildew.

In addition, I inspect the home as if I or a loved one was going to be living there. I watch for trip hazards for anyone walking with a cane or walker or even a toddler.

Do you inspect pools?

    Yes, pool inspections are available.

When are you available?

I am available almost any time when I am not doing another inspection. For the best results, inspections should be completed in daylight hours without rain or snow.

Where do you travel?

I travel anywhere in the DFW metroplex area. Additional fuel fees may be applied for traveling outside the DFW metroplex.

After the inspection is done, when can I expect my report?

You can expect the report, with digital photographs, within 24 hours.

Do you, or can you, do the necessary repairs?

I appreciate the confidence; however, it would be unethical for me to do repairs, or even recommend someone specifically to do the repairs. If you are the seller, you can have a handyman do the repairs as long as you have not yet entered into a contract with a buyer. Once you enter into a contract with a buyer, you must use a licensed contractor to complete the repairs.

How long does it take to complete an inspection?

The average inspection takes approximately three hours to complete.

Does someone need to be present during the inspection?

I can complete the inspection without anyone present, but I would need access to the entire house and entire yard.

With a Supra key, I can let myself into properties equipped with the Supra lock box.

I can also arrange the inspection appointment, using Centralized Showing Services. Simply provide the address and any concerns you may have about the property, and I will take care of the rest.

What if I am not satisfied with the inspection?

If you are dissatisfied with the results of the inspection, please provide notification in writing within 14 days of original inspection of the specific issues and provide access to the property, allowing me to re-inspect. Based on your option period, you may wish to notify me as soon as possible.

If, after the re-inspection, you are still dissatisfied with the inspection results, you can receive a refund LIMITED to the amount of the inspection fee.
